N.B. AUCTION LEGAL PACK NOW UPLOADED
Stone ruin of former cottage, set within woodland on the edge of the picturesque Trenchford Reservoir with possible alternative use potential (subject to all necessary consents), occupying a site of about 0.19 acres.
N.B. VAT will be chargeable on the purchase price
DESCRIPTION & LOCATION
A unique opportunity to purchase a stone ruin (not listed) of a former cottage, together with adjoining woodland. The site is hidden away within a larger block of woodland which runs down to the edge of the beautiful Trenchford Reservoir within the Dartmoor National Park. The site and woodland area being sold extends to around 0.19 acres, part of which is currently fenced with barbed wire. The freehold area being sold is identified on the site plan within these particulars.
It should be noted that the ruin will have long since lost its status as a dwelling or other building, and therefore planning permission will be required for any proposed redevelopment. The site and ruins may perhaps offer the potential to create one’s own “woodland hideaway”, studio or craft workshop, subject of course to all necessary planning consents and approvals, which cannot be guaranteed to be forthcoming.
The ruins themselves are stone built and comprise the following:
Main ruin / former cottage (“Mardon”): partially dilapidated stone walls with no roof remaining, extending internally to approximately 12.25m x 3.88m internally.
separate detached round structure believed to be a former kiln or smokehouse with slate conical roof still remaining. Approximate internal diameter of 1.63m.
The ruins are largely overgrown with ivy and other weeds.
The property will be sold with the benefit of a right of way access (with or without vehicles), running from the nearest public highway to the north, along the route indicated with a dashed brown line on the site plan within these particulars.
The site lies a short distance from the picturesque Trenchford and Tottiford Reservoirs, with their wooded surroundings and various public footpath and other permissive walking routes. The small, popular town of Bovey Tracey lies around 3.5 miles distant to the south, and the larger town of Newton Abbot is around 10 miles distant. The Cathedral City of Exeter lies approximately 11 miles away to the northeast.
SERVICES
It is understood that no services are connected to the site. Prospective purchasers must make their own utility enquiries.
TENURE & POSSESSION
The property is offered for sale freehold with full vacant possession of all parts available upon completion of the purchase which will be scheduled to take place 28 days from the closing date of the online auction or earlier by agreement between the parties. The property currently forms part of the following Land Registry title number: DN599245.

CONSUMER PROTECTION REGULATIONS
Whilst we endeavour to make our sales details accurate and reliable, if there is any point which is of particular interest to you please contact the office and we will be pleased to confirm the position for you, particularly if you are contemplating travelling some distance to view the property.
GUIDE PRICE: An indication of the seller’s current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
RESERVE PRICE: the seller’s minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
VAT
It should be noted that in this instance VAT will be chargeable on the sale price, which will be payable at the standard rate by the purchaser. Prospective purchasers are therefore advised that this VAT liability should be taken into account by them and reflected in any bid submitted.
